Thorn House is our Edinburgh home. This former department store offers a range of open plan communal workspaces and private offices on Rose Street - here, you literally could not be more central if you tried.
Thorn House Edinburgh is available for those making positive impact: charities, non-profits, social enterprises, ethical businesses and local community organisations. We encourage collaboration and community, with spaces from 1 to 60 people available, ranging from 3m² in size to our 300m² 4th floor suite.
We believe in doing good. That means flexible contracts, fantastic facilities, and fair prices.
Location
Rose Street itself is one of the city's most beautiful pedestrian streets, surrounded by specialist shops and markets, and beautiful public parks. The area is particularly celebrated for its many cafés, hotels, hostels and restaurants, as well as boasting more bars per metre than any other street in the capital, giving Rose Street the nickname "The Amber Mile"!

The city of Edinburgh needs no introduction, being one of the most cosmopolitan and lively places in the world. It's also home to an incredible range of social impact organisations, and we wanted to create a space where they could thrive.
Thorn House is a fully-serviced office space, boasting a range of professional facilities and features for just that purpose. Based on the 2nd-4th floors of a striking red sandstone Victorian building, above the popular record store Fopp and the Abbotsford pub, we offer truly flexible and affordable workspace in the heart of Edinburgh catering to those doing good. Current tenants include My Name'5 Doddie, Creative Carbon Scotland and the Institute for Public Policy Research.
There are a real variety of bright and sunny workspaces to choose from - both private and open-plan - and we're really proud of the community spirit and vibrancy that is cultivated here. Particularly with our open plan workspace, you'll have plentiful opportunities for working together.
